NAEA: Buyer confidence remains weak as housing market stabilises

According to its figures, the average number of buyers on agents' books dropped slightly in April to 237, from 249 the previous month.

Meanwhile, the average number of viewings before a sale is secured held at 14 last month, while the typical difference between asking and sales prices also remained steady at 4.7 per cent.

The percentage of estate agent's customers buying a property for the first time fell from 8.3 per cent in March to 7.7 per cent in April, as first-time buyers continue to be squeezed by tightened lending conditions.

"It is apparent from the survey results that some people are adopting a 'wait and see attitude', watching the market, before making any decisions," Chris Brown, president of the NAEA, commented.

In contrast with the forecast for the rest of the UK, Scotland is likely to see modest house price rises this year, the NAEA suggested earlier this month.
