Martyn Foulds, senior claims manager at the organisation, recommended that homeowners get reliable references so that they know people living in their house can be trusted.
He pointed out that a lodger will normally have to take out their own insurance policy, since the homeowner's cover does not often include their possessions.
Mr Foulds said: "Getting a lodger in is a great way to earn some extra money to help with the household budget, but it's important to seek advice from your home insurer beforehand.
If people do not tell their insurance provider about this kind of change in circumstances, then a future claim could be made void, he added.
Last week, Halifax Home Insurance advised people to be wary of burglars following the beginning of daylight saving time, because last year there was an 8.5 per cent increase in claims in the week following the clocks being turned back.
