The capital release fixed rate now begins at 5.79 per cent, and customers over 60 can receive up to 20 per cent loan-to-value (LTV).
Those customers over 70 can benefit from 30 per cent LTV.
An £595 arrangement fee is also payable by all customers.
Mark Howell, head of market, said that the Bristol & West lifetime mortgages were "amongst the most competitive in the market" and that they were aimed at those wishing to earn capital from their property.
Meanwhile, another one of Bristol & West's Lifetime Mortgages, with the same age-LTV criteria as above, has a rate of 6.15 per cent and comes with no arrangement fees and a free valuation.
