Arla reveals buy-to-let predictions

Buy-to-let investment landlords are expecting to add to their portfolios in the coming months as loans remain relatively low, according to the latest data from the Association of Rental Letting Agents (Arla).

In its quarterly update, Arla revealed 90 per cent of landlords were preparing to hold firm in the face of uncertain market conditions, with many looking to bolster their property holdings.

The news comes as the credit crunch continues to squeeze British investors, with the cost of borrowing rising in tandem with lenders' concern over their exposure to bad-credit loans.

For landlords it seems it is a case of wait and see, although there was a note of caution sounded.

Even though more than half (54 per cent) expect to make further buy-to-let investments in the next year, a significant minority – 28 per cent – said they would be selling some property.

Ian Potter, Arla operations manager, warned that a shift in attitude among individual investors could "seriously affect the rental market and severely curtail choice in housing".

The majority of landlords in the sector say they are looking for longer-term gains, with just one in 40 saying they wanted a short-term capital gain.
