Alliance & Leicester: Advice service is key for buy-to-let market

Buy-to-let brokers have reported that landlords are primarily using them as a source of qualified advice, while 20 per cent turn to them for exclusive buy-to-let deals and 11 per cent use brokers to get great rates.

According to Alliance & Leicester brokers play a major role in helping investors who are hoping to make money out of the letting market maximise profits by making the right purchase decision.

Brokers predict that, if given the right advice, 33 per cent of investor landlords could make an operating profit this year, as could 43 per cent of professional landlords.

They cited fluctuating base rates and cooling house prices as the main causes for concern for the buy-to-let market.

Mark Blackwell, director of intermediary sales at Alliance & Leicester, suggested that investment in buy-to-let properties "should be seen as long-term".

He added: "Broker sentiment indicates that buy-to-let will continue to deliver in 2008. Those with multiple properties and a higher proportion of fixed rate lending are most likely to be able to withstand any house price cooling and fluctuating base rates."

Research from Alliance & Leicester Mortgages' Landlord Index earlier this month found that young tenants often see their landlords as 'extended family' and turn to them for help and advice.
