Rics suggests there may be hope for housing market

The Royal Institution of Chartered Surveyors (Rics) has suggested that the housing market could pick up "modestly" in the second half of this year.

Commenting on the latest house price data from Nationwide, the organisation noted that the trend for lenders to scale back their loan-to-value ratio is making it harder for first-time buyers to get on the property ladder, referring to it as a "depressing turnover in the market".

Despite that, Rics also said that the current level of buyer enquiries is closer to the 2004/2005 figure than the level during the market collapse of the early 1990s.

It concluded: "This suggests that any easing in the credit … could provoke a modest pick up in activity in the market in the second half of the year."

Nationwide's latest House Price Index, released yesterday, showed that house prices are at a level that is one per cent lower than at this time last year, having fallen by 1.1 per cent in April.
