Landlords 'should take out emergency and rent guarantee cover'

Emergency cover and rent guarantee insurance should be taken out by landlords, Landlordzone.co.uk has said.

Website editor Tom Entwhistle said rent guarantee cover offered protection against rent arrears and some cover for legal protection.

He said it was "always a good idea to have emergency cover".

This would ensure tenants' problems and repairs can be dealt with around the clock.

A quarterly survey of the Association of Residential Letting Agents published last week found that 39 per cent of agents were reporting more tenants than available properties – a historic high.

Demand for rental property outstripping supply is reported as highest in Greater London and the South East.

Tenants are also staying in properties for longer – an average of 16.3 months against 16.1 months in the previous quarter.

Central London records the longest stays, at 17.3 months, while in the South East they stay for 16.8 months.

The figure is 15.4 months in other areas.
