Alliance & Leicester: 3.25 million looking to move house

Over three million homeowners are looking to move in the next 12 months, new research from Alliance & Leicester shows.

More than a third of homeowners who have sold a property in the past have made improvements to increase the attractiveness of the home, spending £3,000 on average.

One fifth intend to make improvements to add value and sale appeal.

But half of homeowners are improving their homes to avoid the expense and stress of moving.

Redecorating and improving outdoor space are the most popular ways to add value, at 69 per cent and 59 per cent respectively.

But buyers' priorities are the number of bedrooms (77 per cent) and good maintenance (55 per cent).

Richard Taylor, head of mortgage products at Alliance & Leicester, said: "What sellers perceive as necessary improvements can often be irrelevant to those looking to buy."

Home improvement packs (HIPs) were recently found to be beneficial to buyers and sellers, according to estate agent Choices.

It quoted Duncan Samuel, managing director of conveyance firm Convex.net, as saying transactions had sped up by an average of five days as a result of the packs, which require sellers to give buyers information such as condition reports.
